If you are working with a real estate agent to sell your home, our typical roles include:

  1. Review the Purchase and Sale Agreement with you to make sure that it reflects your agreement with the Buyer, that it addresses your concerns, and that you understand it.   We negotiate any revisions to the agreement with the Buyer’s representative.
  2. Review the buyer’s title report with you, and discuss a remedy for any issues.
  3. If problems arise during the closing process, we attempt to resolve matters in your favor.
  4. Prepare the new deed that will transfer ownership of the property
  5. Arrange for the payoff of your mortgage(s) and review the closing figures with you
  6. Review and clearly explain all closing documents to you.
  7. If it is inconvenient for you to attend the closing, we can sign for you under a power of attorney

When you hire a Real Estate agent to sell your home, the realtor would typically be responsible to help you coordinate items such as the Smoke/Carbon Detector Certificate from the Fire Department, any final readings that may be needed for town utilities (water, sewer, etc), 6d Certificate if your home is a condominium and Title V compliance/inspection if your land has private septic.
