The Closing

The time and place for your closing will be set approximately a week before closing. The closing should take an hour and there are a handful of additional steps involved before you will take possession of the home. We recommend you schedule movers to arrive at your new home as early as possible to ensure you are completely moved out and the home is clean.

Our will assign a paralegal to guide you through the closing process.  She will then be contacting you a few days prior to closing with your final figures (your bottom line).p.

Schedule a walk-through of the property with your agent just before closing to make sure the property is broom clean, all your items have been removed, and the property is in the same condition as when you signed the P&S.

On the day of the closing, your lender will wire us your loan funds, you will deliver to us your funds for your bottom line, and we will disburse the proceeds accordingly to all parties. We also record the documents with the Registry of Deeds.

Depending on the various parties involved (you, Seller, Agents, Attorneys) the closing will likely take place at the Buyer’s attorney’s office or the Registry of Deeds for the County your property is located. Typically, the buyer and seller meet at the same time and place, but that is not required.

You will deliver the keys to the property at the closing. There may be an hour or two delay until the transaction is “official” before you may access your proceeds. Please let your agent and our office know if you have any specific timeframes such as movers, etc

Please bring the following items to closing:

A. A photocopy of the front and back of a valid and current government-issued picture ID such as a driver’s license or passport as well as a second ID form such as an insurance card or AAA, etc

B. All keys, garage door openers, etc.  

C. Your personal checkbook, in case there is a last minute change.
